Decked-Out Villa Takes In Sea Views From Turkey’s Bodrum Peninsula

It’s a toss-up as to what’s more stunning: the views of the deep blue Aegean Sea and marina lined with superyachts or the chic residence itself.

Yalikavak, on Turkey’s Bodrum Peninsula, is a former fishing village turned high-end resort destination. Its traditional two-story stone houses are known as Bodrum evleri or basement houses.

“These houses often have white-washed walls, wooden shutters and red-tiled roofs,” says real estate agent Mihane Sadiku of Best Invest—Turkey. “They offer a blend of historical architecture with modern amenities.”

Today, many residences in the beach city are in use as second/vacation homes or summer rentals. The housing mix also includes newer villas incorporating contemporary architecture and high-quality finishes.

Sadiku and Stephen Garvey, also with Best Invest—Turkey, are representing one such luxury home that was completed a few years ago and is listed at €2.31 million or about USD 2.5 million. The villa mixes traditional materials, such as stone and wood with walls of glass and sleek outdoor living areas. Views from the glass railing-surrounded decks and swimming pool take in the sea.

The structure’s strong horizontal design encloses a center courtyard. The flat roof is topped by a rock and succulent garden dotted with skylights.

The same exterior stonework carries indoors on accent walls. The main open-plan living space unites lounging and dining areas while a floating-style staircase leads to the next level.

The 535 square meters (nearly 6,000-square-feet) of living space includes three bedrooms and three bathrooms. An elevator connects the upper two floors with the lower level two-car garage space.

Community amenities include a fitness center, spa, basketball court, 24-hour security and outdoor, indoor and children’s swimming pools.

The villa is near the Yalikavak Marina, beach clubs, restaurants and shops. It is set within a 9.7-hectare (24-acre) development landscaped with bougainvillea, myrtle and sandalwood trees. Six- and seven-bedroom unfurnished villas are also available starting at €5.6 million or about USD 6 million.

“In recent years, there has been a mix of international buyers coming from all corners of the world,” Sadiku says. “At the moment, it is a buyers’ market, with more options available at different levels.”
